We called them late, and they showed up in a very timely manner. They quickly solved our problem and were extremely professional. 10/10 would hire again.
Had a clogged garbage disposal with water bubbling back up the drain after use with very slow to no drainage. John arrived promptly and went above and beyond to make sure all was fixed. John even cleaned up the mess! I highly recommend these guys!
I called because my bathroom plumbing was bubbling. The setup was great and they were really polite. My problems were thought to be small but turned out big. I did my first part by replacing plumbing under the house and a quote I wasnt prepared for but overall then plumbers worked hard to complete what I needed. I don't know plumbing so I was skeptical of my issue and trying to understand. Because I was anxious of the issue, I reached out for other quotes. The plumber was right and the job was big. They did their part and I appreciate their help.
I’m a homeowner at Toluca Lake on Rose HOA in Burbank, where F & M Plumbing provides service. The very frustrating and stressful problems are ongoing, harming my child's and my well-being. Throughout 2025, I made several service calls to repair recurring common area pipe leaks in my HVAC air handler closet, under my guest-bathroom sink, and in my master-bathroom ceiling, but some repairs failed and the leaks returned. The repeated issues caused water damage to cabinets and drywall. Communication was poor, and I rarely received a clear report of what was done, only once when I was billed for their own faulty work. Months later, I'm still waiting for full reimbursement and repairs. I expect licensed plumbers to stand behind their work and coordinate responsibly with HOA management. I hope F & M Plumbing improves its workmanship, documentation, and accountability to prevent ongoing water-damage issues for residents.
We live in a condo in Pasadena and our management co. uses F&M aka FMCO plumbing. We hired them to install our new kitchen faucet in May 2013 and by Sept. same year faucet was moving from base. We called and another plumber was sent out seeking to charge us for making repairs on previous faulty installation. I stated " we're not paying for a repair on their faulty work that was done by them in May 2013. I called numerous times but when I asked to speak to the owner and only than was the problem finally resolved and repair was covered by them. Fortunately I save all my home repair receipt. I first called FMCO to look at my shower because a previous plumber had said the shower needed a new thermo-cartridge that regulates the hot and cold water mix. When he left the shower the water mix was too hot to take a shower. Frank responded to the call, looked at the shower and made brief adjustment to the individual hot and cold water values that fed the thermo-cartridge, the water was no longer scalding hot. The sum total of Franks visit was about 10 minutes, he advised me the charge would be $125 and actually apologized for changing that much for such a short visit. I paid immediately with a check. Despite Frank's adjustment the shower was not really usable as now the water flow was weak and the water only lukewarm. I purchased a new thermo-cartridge and 2 new valves (for hot and cold), then called to schedule Frank to return to install these. On the phone I clearly explained that Frank had been to my house once already; see the problem and that I had both thermo-cartridge and valves to install. On the morning of the install Frank called me and said "What do you need?" apparently all the information I gave when I scheduled the appointment was not given to the technician. I explained again what I needed done and he showed up a half hour later. I gave Frank the parts that I had purchased for him to install. Frank worked for about 15 minutes this time, advised me that he did not have proper tools to install the values and that he had installed the thermo-cartridge only and everything was fine, the new values weren't needed. Frank advised me that he would send an invoice. After the second visit the water temperature was adjustable with the new thermo-cartidge however water pressure was still low. I had to adjust the values myself to try and increase flow and clearly new valves needed to be installed. Furthermore, the adjustment knob on the thermo-cartridge was not properly re-installed and fell off during the first use (set screw not set). This happened after Frank's first visit as well. A couple of weeks later I received an invoice for $150, for a job that was only partially completed and done poorly. When FMCO called I advised I was not satisfied with the service and felt the bill was not appropriate given the incomplete nature of the install. They advised that Frank would call me back. Frank called me a few minutes later, and I walked him through the above detail and I told him since he did not complete the full install of thermo-cartridge and valves that I had requested and scheduled, that I felt $50 would be a more appropriate charge for his 15 minutes of time. Frank told me to go "f**k" my $50.
Absolute worst experience ever with a plumbing company, whatever you do, DO NOT use F&M. I contacted them to see if they could install a new sink and faucet, we were going from a double basin to a single basin and using the existing garbage disposal. Kevin came over and gave us an estimate of $450-500 which seemed reasonable, so we booked the job. He was nice and friendly, we were excited to work with him. When the plumber came he removed the old sink and dropped in the new one but told us he couldn't finish installing it because the granite needed to be trimmed very slightly, which Kevin warned us might be the case. After the plumber left we were looking at the half-finished job and noticed a CRACK IN OUR GRANITE that had definitely not been there before. When the plumber came back the next morning I asked him about the crack and he said it wasn't him -- we know it was because the crack was not there previously, we recently purchased the house and had spent a great deal of time around the sink measuring and cleaning constantly, it was a brand new crack -- but at that point it wasn't going to get resolved so we just asked that he finish the job and we'd pick it back up with Kevin. The plumber finished working and told us the final bill -- which was $890!!!! Reminder we were quoted $400-500. I asked why it was so high he said "additional parts" but couldn't give me an itemized bill. AND HE CRACKED OUR GRANITE. We spoke to Kevin and he said he couldn't do anything about the granite, he would just send a tile guy to caulk it. After the plumber left we noticed the faucet was not working properly and wasn't running hot water, so we had to call them back and have them come out again to fix the faucet, which they had literally just installed. A week later we noticed our garbage disposal was leaking -- the disposal was perfectly fine before they installed the new sink -- we asked F&M to send someone out to fix it and the person they sent said he couldn't fix it and that it had to be replaced. When we called F&M back they said they could install a new disposal but it would be another $350. Which I'm sure means they'd end up charging us double. Absolutely absurd. Terrible customer service and terrible workmanship. Do not use.
Kevin and Jose saved us today! At 5:30am this morning, my husband woke me to let me know that there was a toilet leak in the basement of our brand new home. Water was coming out from the base of the toilet and yucky stuff was coming up the shower drain as well. He had been mopping up water for the last hour, hoping not to wake me, but he needed help. I went on Yelp and called as many 24/7 plumbers as I could. Many didn't answer, since it was so early in the morning, or didn't have availability until later in the day. I really needed someone who could come out right away. I called F&M, and I love that they have a 24 hour answering service. I was able to speak to a live person who took down a description of my situation and passed it along to one of their technicians. Kevin called me back within 30 minutes and was able to meet us immediately. He was professional and courteous and figured out the problem right away. He called his colleague Jose to bring over a large snake. They taped down plastic runners to protect our carpet, then ran the snake through the pipes under the toilet, and then they did the same with the shower drain. All the water cleared, and they even helped us clean up the gunk in the shower and gave me a little bottle of organic disinfectant that I could use to spray the shower with after I did a final cleaning. Before Kevin left, he gave us recommendations on next steps for identifying or installing a clean-out for our property so that if this ever happened again, the water would not back up into our bathroom again. The cost for today's visit was very reasonable. We were so happy and relieved that the problem was resolved by lunchtime. Since they're in Pasadena where we live, we will definitely keep their number and will be calling them again for any other plumbing issues we have. From other posts, it looks like they also deal with water heater issues. Thanks Kevin and Jose! P.S. Found out that this is a family run business and that Kevin has been doing this for 30 years. All their guys have a lot of experience. If you want experts, no need to look elsewhere. They've dealt with it all. Support locally owned!
Our shower backed up Friday... it drained overnight. Saturday after I took a shower, it did not drain. I meant to call the plumber but got busy, but it drained overnight & again I forgot. Today...I took a shower and... it did not drain again... I used the restroom before going to the free music in the park at Memorial Park in La Canada. When I came home after about 3 hours... the floor & the mats in the bathroom were soaking, it looked like the tub exploded black stuff all over & the toilet too! What in the world happened? It was now about 8:30 pm. I looked for plumbers near me, and thought that I'd look for a 24 hour option... F&M was first on the list and had many great recommendations. I called. The answering service was a little awkward, but they took my information and the girl said that she had notified the company and I should expect a call shortly. I was working at home so about 20 min. went by and a gentleman called and said that he could get me help within the hour. They sent a savior! JESUS! He was kind, knowledgeable and worked diligently. He found a pipe under the kitchen sink and ran the huge snake for about 30 minutes, I flushed the toilet, ran the tub & the shower, but still the shower would not budge... So he came in with a smaller snake and worked at the drain in the shower for another 10 min. and about 18 inched of what looked like a water rat came out... Boom that was it! JESUS SAVED MY DAY! And he recommended that I replace my fill tank valve on my toilet to help it fill quicker. Thank you F&M! I am glad that I just got checks printed because he was not ready to take a card... I am glad I had an alternate method of payment available. Again! Thank you F&M! Fast, friendly service at a reasonable rate & RIGHT AWAY! No waiting I will sleep easy now...
DON'T USE F & M Plumbing. We had them come out to clear kitchen sink drainage problem--run a snake and stop faucet leak. We had beautiful silver aluminum pipes a brand new sink and faucet, from a couple of years ago. They charged me $225.00 to my credit card which I paid. Their guy installed these hideous looking black pipes saying, they "were afraid if they ran a snake the pipes would burst". In addition, they were asked to stop a faucet leak. Their guy was paid additional cash money, which he took and put in his pocket to get the job done. He removed a $185.00 faucet, left with it, and came back a few minutes later and installed/replaced it with a $19.99 faucet. To my surprise as I arrived home the guy received a call saying it was time for them to go (while I was standing there looking at him working on the faucet hose under the sink)! He rushed through putting on the faucet hose, never told me what happened to my faucet he replaced, and left and never came back. On numerous occasions I reached out and spoke to Kevin, who said he was leaving on vacation, but would talk to Mike about what they could do to take care of it...only to call back to hear it was outside of the warranty period and their guy didn't change the faucet or work on the faucet hose. As of this day, the leak was never repaired, the faucet hose is gushing water out of control, the leak has caused major damage to our unit (walls under the sink busted, cabinetry and countertop collapsed, mold). How can all three of us present not see their guy's poor quality of work? Go figure! DISHONEST DO NOT USE F & M Plumbing Period. Unfortunately, I had to rate 1 star because 0 was not an option.
We had a clog and was quoted over the phone for $125 to snake out 100 feet sewer line. The guy came and tried twice with a small blade to about 25 feet then pulled the snake out. While he was doing it, his office called him. He came back and told us his office told him to tell us he needs to run a camera to the stoppage, then he may need to dig, cut the line, and replace the line. He never told us how much that will cost and what happens if it is not fixed. We did not want to go for it until we get a second opinion so we wanted to just pay for his service for about 35 min. His office told him to charge us for $79. When I asked him how they came up with that number, he called his office again. Those people were very rude and kept talking over me and my husband. Two people came on the line and kept arguing without letting us talk. They said there is a service charge. We said it was not discussed how much we will be charged if they don't complete the job when they quoted the price. We are willing to pay what was quoted if they complete the work. Finally the guy, Santiago, took the phone away and told us he was told to leave. When we asked him how about the bill for today, he said maybe they will mail it. We don't know what is going to happen now, this is just very unprofessional. $79 is not a big deal but the way they handle their business is not right.
ABSOLUTELY DO NOT TRUST THEM AS EMERGENCY PLUMBERS. I had (and have) and emergency issue - at 9 pm, my sink started to fill steadily with dirty water. I was alarmed and did everything I could to stop the chance of flooding my apartment - bailed it out, plunged it out, used kitchen-sink safe drano - and called google's first recommendation for emergency plumbers, this very company. I was assured, at 9:15, that I'd get a callback in 15 minutes at most from a plumber of theres - what a surprise that hours upon hours later I'm still without. Through my own efforts, I've manages to arrange my situation so I don't have to worry about my apartment ruining itself as I sleep, and in the morning I'll call a qualified, capable plumber. Not any of theirs, though. I've no doubt they're perfectly lovely during business hours - no reason to believe they aren't, given the good reviews and that's not the time I contacted them - but any promise of emergency plumbing or 24 hour service is a straight up lie, and something they should not promise unless they actually intend to honor it. I don't doubt they're good plumbers. But they're not emergency plumbers, and they should absolutely remove themselves from that classification if they can't be bothered to go through with it. Don't rely on them based on their promises. They will not call, they will not come. You're on your own.
F & M plumbing (especially Thomas and Kevin) were just super helpful, responsive and reasonably priced on their last two visits to my apartment. When I lost my engagement ring down the shower drain, I was so upset. Thomas came out twice; first to attempt to vacuum it up from the shower drain using a camera, and then (after coordinating with the downstairs retail tenant during the holidays, whose ceiling would give us access to the shower trap pipe) Thomas and Kevin investigated the u-bend below. They even managed to open the pipe without damaging the retail store's Pantone paint on the pipes, which was critical to the store owner and therefore also me. Although we weren't able to find my ring (enjoy it, fishies of the ocean!), their search was exhaustive, well-informed, well-explained, and well-priced. They left us feeling confident that we had done everything possible, with the least amount of impact on our pipes and our neighbors. Sidenote, we also felt grateful for ring insurance and confident that we could go to our insurance company to demonstrate we had done everything possible to recover the ring. I highly recommend F&M and would use them again... Hopefully not for the same issue!
We had a major incident late at night that needed to be addressed immediately. After calling one highly rated service that advertised "24/7 emergency response" and being told the earliest they could come out was 8 the next morning, I called F&M. Elizabeth took my call and understood the immediacy in my voice and, after taking my information, assured me she would have someone respond. Within a couple of minutes I received a call from plumber Santiago. After assessing the situation and giving me a service call estimate, Santiago was at my door within 20 minutes. He arrived with a fully stocked repair van. He quickly got to work and within an hour provided an emergency remedy to get us through the problem. He also recommended a longer term solution for down the road. I can't say enough about how much I appreciate the professionalism and attention to detail in the midst of a really stressful incident. Given the fact that this minor disaster went down in the middle of the night, the fee I was charged was very reasonable. I can highly recommend F&M for anyone in need of a qualified and experienced plumber response in an emergency. Thank you again to Elizabeth and especially Santiago.
Used F&M to snake a clogged drain in our sink. The technician they sent punctured a hole in our flex pipe then tried to patch it using TAPE! He told me that I would need to call the manufacturer to purchase a new part (mind you this part was totally fine prior to him visiting). I asked him to just turn off the water to that particular shampoo bowl until we can fix it. About an hour or so after him leaving the shampoo bowl started spilling water all over the floor. When I called them in a panic because we had clients still in the salon the receptionist (Lisa) was extremely rude and impatient. They sent the technician back (he was rushing, here about 15 mins) and he said he turned it off and it was fine, but within 10 mins of him leaving we had water leaking all over the floor AGAIN! Worst service ever! I was stilled billed for snaking my drain (which was still clogged). They offered ZERO follow up to repair/replace the part that was broken (no apology at all). In the end we had to pay F&M $99 for basically nothing, plus order the part they broke, plus pay another Co. to come and fix F&M's mess.
