From start to finish Above All Plumbing has been superb. We were recommended by a family friend. Rick, the owner answered the call right away and by the end of the day, Dawn had called to fit us in. Corinne was very kind and professional with the confirmation call and Collin was efficient with the plumbing services. I’ll be using them for any future plumbing repairs. Thanks guys!

Going with a trusted plumber/plumbing company is a must - like going to a mechanic you know/trust to fix your car and not worry about being cheated. We're happy we went with Above All Plumbing (again, pretty sure we also used them years ago to install a toilet at a nearby rental we used to own) after we discovered a small leak underneath the bathroom sink last week. Another reason we went with Above All is that our condo building of 38 units have been using them for building plumbing work (and installation of the main water heater) for probably more than 10 years (though each owner is free to go with any plumber he/she likes). Above All phone staff have been friendly, helpful and clearly explained their minimum/hourly pricing. Junior (JR) came out the following day - he was friendly and experienced/def can tell he's had a lot of experience. Really appreciate that JR clearly explained the issues/risk of various approaches we could do to address the leak and did what he could to minimize costs for us. We going to need to replace the sink in the coming months, and we'll likely go with Above All!

Well- I have worked with this company a few times and the issues increase with every effort. The office staff is rude and unwilling to help. They are a barrier to the actual workers. The work done on our last job had to be corrected twice before it passed inspection. They also offered to do the job without a permit- CRAZY! They are making changes to my gas line and they don't want an inspector??? They also tried to charge us for wait times for inspection and called for two inspections verse the one needed. They also refuse to provide unconditional final waivers for completed jobs. They state that they only have the 20 pre lim form and don't know how to obtain the waivers..... Buyer be ware! I will NEVER do work with them again. ***UPDATE** Upon seeing my review Rick Brown from Above All Plumbing Call me twice- Yelling at me- He states that they will now not warrantee their work because of our bad review. We finally received our unconditional Final where they incorrectly stated that we owned them an additional $5400. We paid the contract in full. WE required them to complete the document correctly. Above All Plumbing does not have the right to call and harass me for my honest and true review. ***Update 2** Photos attached. The incomplete drywall to pass the final was not taken in error. My husband corrected this issue since Above All did not return on the 1st inspection day to correct the issued. I have also now been contacted via email which counts as a third harassment issue.

The worst customer service. Avoid them. Use Alpha Plumbing in Hayward. The aboe all plumbing mgr in the office is horrible and the plumbers have bad attitudes.

**UPDATE** 4/12/2011 Above All Plumbing worked with me in resolving the issues I had with the service I experienced. I was refunded the money that I thought was due to me. The Service Manager and Owner of the company have both contacted me to resolve this issue. I can see that they do care about how their customers are treated and will try to make things right if they can. I would be more inclined now to try them again. **END OF UPDATE** If you're looking for a good plumber who doesn't require two visits to fix something right, doesn't charge for unwanted repairs and returns your emails/calls... Call on someone other than Above All Plumbing! On a Sunday night I found my main line backed up and needed it cleared. To avoid missing work and school on Monday I looked for a plumber to come out Sunday night. I called Above All Plumbing and they came out. Did my main line get cleared? Yes. Did the toilets and drains work after? Yes. Those are the two stars. What went wrong..... 1. The plumber handed me the bill and charged for an hour and a half worth of time. But, 15-20 minutes of that time was spent in his truck not working. The plumber was in the truck for about 10 minutes before he rang my doorbell to my house, but included that in the total time. 2. When the plumber left after clearing the main line, I noticed both toilets (main and master) were leaking from where the lines were re-attached to the toilets. There was water all over the floor and the plumber left a towel to soak it up, didn't help. You would think a plumber would make sure all the fittings are tight and there are no leaks, guess not. I called in the morning to have them come fix the leaks since they were not new and there were no leaks before the plumber came the night before. 3. When the plumber came the Monday I told him about the leaks. After 2 hours of working on the "leaks" the plumber said the leaks were gone and handed me a bill. A bill for what? Rebuilding the master bath toilet! I never asked for it to be rebuilt, never told the dispatch person I wanted it rebuilt, NEVER MENTIONED WANTING MY MASTER TOILET REBUILT! The plumber recommended the night before it be done, but I said no. I wouldnt pay for that, when I could do it myself and already have the parts. Since I had to leave for work, I hesitantly agreed to pay for an hours worth of labor. I shouldnt have even paid that since it was work I didnt ask for. 4. I contacted Above All Plumbing via e-mail after this happened and explained that I thought I should be refunded the second amount, since its work I didnt ask for. I got a response saying the service manager would be in contact with me. Never talked to him. My first check was cashed within two days for the main line repair. Which I asked for. I didnt see the second check for the unwanted work cashed, So I figure they understood my complaint and voided it. What a surprise to see that a month after, they decide to deposit my check. What I dont understand is why they were so quick to deposit my first check (within 2 days) which I was OK with and waited 3 weeks to cash the second. All I expect when calling for service is for it to be done correct, timely and be handled professionally. Above All Plumbing did not do it correct, did not do it in a timely matter, and has proven itself to be unprofessional in dealing with customer complaints and resolving their issues with customers.

BEWARE. Our experience with this company was extremely disappointing. After spending tens of thousands of dollars with them over the years, we were shocked by the lack of customer service and professionalism we received. I simply requested copies of 12 invoices that were already in our account records, and their operations manager, Dawn, informed me that I would be charged $75/hour just for the invoices to be emailed to me. When I politely asked whether the fee could be waived as a courtesy given our long business relationship, I was told that because we had not used their services in the past few years, they would not reconsider the charge. The interaction felt more focused on collecting additional fees than maintaining client relationships or acting with good faith and integrity. I have honestly never dealt with a company that seemed so driven by money over customer service. Needless to say, we will gladly be taking our business elsewhere. 5/22/26- UPDATE: I would like to correct several inaccurate statements made in the company's public response. The primary issue here is not simply the invoices; it is the overall pattern of overcharging for services while providing poor customer service and then becoming defensive when questioned. Over the years, we spent tens of thousands of dollars with this company. After eventually obtaining competing bids for similar plumbing work, we realized we had been paying substantially above market rates for many of the jobs performed. That is ultimately why we stopped using this company after 2022. Unfortunately, this invoice situation only reinforced the concerns we already had regarding pricing and business practices. On top of that, I was told I would be charged $75/hour simply to have existing invoices emailed to me. As someone who manages properties and works with vendors regularly, I can confidently say that emailing archived invoices is a routine administrative task. In fact, I personally compiled and emailed over 30 invoices to a client within a few minutes that same day. That is why the explanation and additional charge felt excessive and unreasonable. For the record, I provided verification immediately when it was requested. At no point did I refuse or fail to provide documentation. I was transparent about who I was, the property involved, and why the invoices were needed. I was also polite and respectful throughout every interaction with staff. I never threatened or harassed anyone yet Dawn was very aggressive with me insisting i pay her the $75. Instead of addressing the customer service concern professionally, the company chose to publicly attack my character and reference unrelated Yelp reviews, which I believe speaks for itself. After this review was posted, the owner attempted to contact me and offered to provide the invoices at no charge. However, by that point, the issue was no longer about the invoices themselves, it was about trust, professionalism, pricing practices, and how the situation was handled from the beginning. Customers can draw their own conclusions from this interaction. My review reflects my honest experience, and unfortunately, the company's response has only reinforced my concerns regarding transparency, customer service, and the value received for the prices charged.

I was referred to them by my usual plumber, who was just swamped and could not get to me for two weeks. They came out the same day I called to look at the water heater which was not working. Told me what needed to be done and that it would be overtime for him to do it now since he would have to go back and get the proper water heater, so we decided to do it the next day. He mentioned calling in the morning to make sure we get in. Here is where it went all wrong. Called in the morning but they did not have my work order yet it was still being reviewed and would be emailed out to me for approval. By midday, I was told that it would be the end of the day for it, so this now means I would have to wait another day to get it fixed. With a house of 6 people taking cold showers was not going well. So I ended up calling another plumber that came out and looked at the job, ordered the tank and came back and installed it and did all the code upgrades that were needed. Good thing I did not keep waiting since it is now the next day and guess what still no work order! The one thing I can say is that they were always pleasant to talk to, but I think their process is broken. There should not be a reason for a person to come out one day and view the work and then not be able to come back the next to complete it if your to busy say so but don't keep people strung along. I now have two plumbing companies I will work with but not this one. Oh, and I am out the initial $126 for them to come out and look at the job since I went with someone else that could get it done in a reasonable amount of time. Okay, I am justing my review after I had the owner of the company call me to apologize and discuss what had happened. He took all responsibility and is trying to make it right. Being a small business owner myself in the past, I can understand his situation. So I will give them another try with my next plumbing needs and write a new review of that experience. So many times, you do not hear from owners, and I appreciated his honesty and open discussion. Again let me reiterate the service person, and the people I dealt with at the office were pleasant, it was the process which I think failed them, but it seems like they are addressing and trying to make things right. I will give them another try in the future.

*BE WARNED - THIS COMPANY IS ENGAGING IN FRAUDULENT PRACTICES* I am sharing this experience to warn others about this company engaging in deceptive and fraudulent practices. I have a long history with this company, using their services since I bought my house in 2011 and even referring them to friends and family. However, a recent service call for a leaking toilet and two faucet replacements revealed a significant shift in their business conduct. When I initially called, a representative named Karen quoted me a rate of $220 for the first hour and $110 for each subsequent hour. However, when the plumber, Jr., arrived, he informed me that the rate was actually $220 per hour for every, a direct contradiction of what I was told. When I called them back, Karen changed her story and told me, she said $110 for 1/2 hour. The deception continued when we discussed the cost of the faucet replacements. Jr. claimed that each replacement would take approximately three hours, bringing the total cost to around $1,200. This seemed excessive, so I checked online. Lowe's website stated that a similar installation should take less than an hour. The most shocking part of the visit was a $40 parts charge for a toilet flush gasket replacement. I questioned the high price, and the plumber confirmed it with his supervisor. Later, I discovered the same gasket sells for less than $1.50 at Home Depot. Based on this experience, I believe this company is not only vastly overpriced but is also knowingly misleading customers through inflated labor times and material costs. Please be cautious if you consider hiring them. [Aug 25 - 12:36P] Just saw a note from this company that they think charging $40 for a $1.50 part is pretty fair. [Aug 25 - 3:33P] Just saw a note from this company that they used a genuine Kohler part. I don't believe they did. (As a matter of fact, I don't believe a thing they say). Even if they did it's $7.50 at Amazon for which they charged me $40.

I had Above All Plumbing come out to fix a leaky shower handle and a leaky faucet, and while the work they did do was adequate (though they switched the sides for hot/cold in our master shower after replacing the part), I'm not sure if they ripped me off based on the quote they gave me for additional work. My master bathroom toilet was leaking from the tank into the bowl and that was causing the bowl to empty and the tank to refill sporadically throughout the day. While they were fixing the other problems, I asked them about fixing this problem. They told me that it was an extensive process and would take quite a bit of labor ($250 parts and labor, because he said the tank had to be removed) and suggested it may be more cost effective to purchase an entirely new toilet and have it installed, which they offered to help with. We declined for the time being. After a few months, the leaky bowl got worse and was causing a refill every two minutes, so I asked my landlord what he wanted to do. He looked at the problem, then replaced a seal in that toilet (and another one that was showing wear) which was a less than $5 part and it took him about a half an hour of time. Above-All Plumbing will never get a call from us again.

I called him Ozzy, but I think his name is Owasldo, At any rate this guy was awesome. I have to admit I was a little skeptical at first. He had only been at the company for 5 months and the last guy that came out for an unrelated issue was young and inexperienced. But Ozzy put Above All back in good standings with me. I have to use them because the are contracted with my HOA. After Ozzy diagnosed the problem with 5 minutes, he said something is clogging your toilet from the main drain. I'm going to have to take the toilet out. I was like OMG! Are you sure? I was so concerned because he had only been working for the company for a short while and my bathroom was just recently remodeled. Everything is new. He told me don't worry. He is an experienced plumber and this is no big deal. Trust me. It will only take 30-40 minutes. He took the toilet out and discovered there was roots coming into the toilet from the drain. He removed the roots, cleaned up everything, reinstalled the toilet and recaulked the toilet perfectly. He was done in 35 minutes. He was just awesome from start to finish.

Hello, I just got an estimate from Dom at Above all Plumbing. Great guy! He was from New Jersey and we spoke the same language. The estimate was very reasonable and they kept in touch to tell me they would be running a little late. They did not leave me hanging and wondering when they would show up as most plumbers do. They were willing to work with me on the price since I am a senior citizen on a fixed income (very flexible). They also quoted me the best price for the best water heater in the business ,or so I'm told. Didn't try to suggest getting an inferior product to save money. Easy to talk to and willing to do the job as soon as tomorrow. I was a licensed property manager and familiar with the local pricing. They gave me a decent price for the labor. I would definitely recommend them to my friends and neighbors. It's hard to find reliable and trustworthy plumbers. I have had estimates for $1800 to $2200 total, with installation and theirs was extremely lower than that. Give them a shot, you won't be disappointed! Happy Plumbing! D. S.

This must be the worst plumbing company in Fremont. Our association uses them and whenever there's a main line issue, they do not resolve issues. i had to call recently because I thought it was the main line. The tech told me otherwise and after clearing my sink with water, suggested I needed a p-trap whose parts would cost $300+ in addition to labor charges. I decided against using Above All and the following week brought in my own plumber. He noticed the drain was still draining slowly and there was black gunk coming up. I do not put food or other items in the sink so some of it had to have been in the right drain I do not use. it appears that approximately two years ago when they last came to clear oil from the shared line, they did not thoroughly clear it. My plumber cleared the entire line and also advised me my relatively new p-trap was appropriate and did not need to be replaced. Either Above All is overworked or incompetent, but they're terrible and everything costs more in the end.
