Johnny did a great job fixing the leaks on my shut-off valves. He called to say that he can show up earlier than expected, so I was very happy about that. He worked quickly and he left the area neat and clean. I’m very satisfied with his quality of work and his work ethic.
I don’t normally take the time to write reviews, but 535 Plumbing LLC absolutely deserves to be recognized. We noticed water leaking from under our stove in the kitchen, and there was obvious water damage starting to show. From the very first call, their customer service — especially Maurice — was professional, responsive, and straightforward. No runaround, no upselling, just clear communication and honest guidance. Technicians Johnny and Ayden came out and were outstanding. They were professional, knowledgeable, and most importantly — no BS. They quickly detected the source of the leak and were able to repair it the same day, which gave us so much peace of mind. Unfortunately, because of the water damage, restoration will be needed. However, they also have a trusted sister company they work with for restoration services, and we’re looking forward to working with them as well. If you’re looking for a plumbing company that values professionalism, honesty, and getting the job done right — 535 Plumbing LLC is it. We will absolutely be using them for all future plumbing needs. The installation service by Johnny and Aiden was outstanding. Very professional and detailed workmanship. Cost for this great service seems high though. $2330 plus an additional $300 for a part seems a lot for installing this high performance platinum hybrid heat pump/water heater. Many steps involved and installers did quality work, but installation cost $1000 more than the cost of my heater.. $2600 to install $1600 heater seems very high to me even though the installation work was great. Compliments to installers Johnny and Aiden
Order sewer inspection for my clients... and technician showed up 2,5 hour later!!! When I called dispatch , she said technician mistake, technician said dispatch mistake. Both of them just kept blaming each other. They gave my clients discount of 5% , 20$ off ... Not suggesting this business to my clients anymore:(
I had a bad leak, after months we kind of figured it out. Hired 535 to do a leak detection, $330. BOW said we were losing 1 gallon a minute. We already figured out where the leak was but did not know if there was other leaks. I had hoped for some high tech imaging equipment but nope. We also had them fix another issue which was to snake a drain and we agreed to $300. Suddenly it became $500 because it was "back to back sinks". We had also agreed to fix something else and somehow our total bill became rocketed past $1800. A pipe had burst underground and their quote to run a hot water pipe to 4 locations came out to $12k. The next plumber we called was less then half. I have no doubt the work would have been done well but this is too much money. The lead plumber also kept talking under his breath but kinda loudly saying rude things. When the guy mutters "Should I drop the price on the drain and says NAH" is not a good look. When I say "Heres this thing I found, and that thing but I'm not a plumber, I'm not trying to tell you what to do, do whatever you need to" and he loudly mutters "You kinda are", maaaaaaaaaaaaan whatevers. My advice? Get the quote in writing for work to be done.
I never write Yelp reviews or upload photos. But because I undertook a major bathroom renovation, I feel compelled to write a review for 535 Plumbing (535). I needed my bathtub converted to an ADA accessible shower with grab bars for my physical disability. 535 was the highest estimate (approx. $10,000 more than the next estimate), but I believe I made the right choice using 535 for my shower renovation. Several Oahu companies did not even give me a curtesy return call regarding my request for an estimate or the companies tried to sell me tubs or shower conversions that didn't fit my needs. From the beginning 535's Desmond and Gilene, were responsive to my calls and answered all my questions. Desmond and Gilene really have the expertise regarding shower renovations and convinced me 535 could deliver the accessible shower for my needs. This was critical because I live in a one-bedroom condo unit and absolutely require accessible bathroom features every day, so I needed to make sure the days without any bathroom was kept to an absolute minimum. It was essential to complete the renovation quickly but accurately. Plus, Gilene told me (late in February 2025) that all of the parts and tiles could be found locally. One of the advantages of 535 is that have their own tile staff to complete the tile work. So, you do not have to pay a separate bill or contract the tile work to another business. Gilene said the renovation would take 8 business days toward the end of April 2025, because I needed to take leave from work. Butchie and Puni, who completed the renovation were true experts and their work was above excellent. Throughout the process, they were kind, polite, friendly, and very professional. I live in an older building (built in 1976) where the bathroom pipes were above the ground so 535 could not create a curb-less (roll-in) shower. I was disappointed that the shower curb was more inches above ground than I originally planned, but Butchie and Puni really listened to my concerns and tried to make the shower curb as low as possible but make sure it was as safe as possible based the existing pipes. Even when the grab bar height needed last-minute adjustments they asked for my input. In retrospect, I would confirm the pipe heights before beginning to obtain estimates. I did obtain prior building management approval for a lower shower curb based on my disability needs. Ultimately, I was fortunate that based on my disability, I did not absolutely require a 2-inch shower curb because I did not discover that the height needed to be much higher, until after I paid the 50% non-refundable deposit and after the renovation began. But the shower curb is significantly lower (and much safer for me) to prevent falls than the previous bathtub. One issue was that the renovation took longer than the planned 8 business days. 1 of the days my building had an unexpected major plumbing issue so the entire building with had no water for most of the day, so 535 Plumbing could not work for that 1 day. 535 staff were very kind and accommodating about the unexpected building problem. The entire renovation (not including the 1 non-work day) was a total of 10 business days. Several of the days, I did not have the use of the toilet so they could finish the shower. You will probably need to add additional days to complete the renovation depending on your situation. 535 will need to come back later based on their project schedule. 535 was extremely accommodating and returned to finish my renovation right away. I appreciated their response very much, since, I was present for the entire renovation, only asked for 8 days of work leave, and needed others to help me during the renovation period. Butchie even used touch-up paint to paint the walls when the shower sealants were on my bathroom wall. Admittedly, because I asked for 535 to finish quickly after 8 days, the creation and installation of a bathroom closet door seemed rushed, but the work on the shower was excellent (10/10), at least, if not more. I would absolutely recommend 535 for bathroom and shower renovations and all your plumbing needs. 535 even fixed my toilet which unexpectedly decided to stop working during the renovation. Desmond, Gilene, Pam, Butchie and Puni really had the extensive decades-long expertise to deliver what I needed (as much as possible) for the price I paid. The tiles, materials, parts, and workmanship were all of the highest quality. 535 did an above excellent job, and I am extremely satisfied with their work, despite the few insignificant issues that I discussed. I would definitely call 535 again in the future for my plumbing needs. The shower and tiles are absolutely stunning, beautiful and functional. I hope to use the shower and bathroom closet problem-free for many years to come!
The plumber and apprentice who were assigned to my repair were both excellent and if they were the only representatives of 535 Plumbing then my rating would be 5 stars. However, the lead tech for 535 Plumbing trespassed into my apartment without permission and tried to influence my plumber and me to cancel a leak inspection. I was later told by the 535 dispatche that the lead tech was a personal friend of the occupant whose unit had caused significant damage to mine. Ot turns out that that the lead tech for 535 Plumbing had been in my apartment 5 days earlier to check my bathroom after he had supposedly resolved leaking from the upstairs unit. At that time he did not provide his name, employer, or contact information. AND WHEN HE CAME TO WORK ON HIS FRIEND'S APARTMENT HE WAS DEFINITELY NOT WEARING A 535 PLUMBING UNIFORM. He also did not provide a report of his work even though any professional would have. The report was necessary for the insurance claim. THE LEAD TECH FOR 535 PLUMBING DID NOT WEAR A UNIFOR, DID NOT DISCLOSE HIS FRIENDSHIP WITH THE UPSTAIRS PERSON,AND DID NOT DISCLOSE THAT HE NOT ONLY WORKS FOR 535 BUT IS PART OF THE FAMILY WHO OWNS THE COMPANY. If he had, I would have known NOT to call 535 to do a leak inspection. The restoration estimator I called to repair the water damage to my unit told me that there was still water leaking into my ceiling. Additionally, because the people upstairs did not notify me when they flooded my bathroom late at night, the large pool of water that remained around the base of my toilet had seeped into the wax seal causing the unit below mine to flood. I only authorized the assigned plumber and his apprentice to enter my apartment and I only told my condo security that I was expecting them. I had left my doors open for the convenience of the two authorized people. So I was very startled to notice a third person wearing a 535 Plumbing uniform had entered my apartment without permission. His purpose was apparently to see what was happening in my apartment and to persuade me and the authorized plumber to cancel the leak inspection of his friend's unit that he had worked on five days before. I went ahead with inspection which revealed THAT WATER WAS STILL LEAKING FROM HIS FRIEND'S UNIT ABOVE MINE I called 535 to question the obvious conflict of interest in sending that plumber to participate in my leak inspection and I was told he was not supposed to be in my apartment. I called my condo management and was told that they were not informed that that person intended to come to my apartment. I asked my authorized plumber and he said that he had not been expecting the lead tech to show up and didn't know why he was there. Although the lead tech had worked on his friend's apartment on Sunday and didn't bother to provide a report, I finally received the report on Friday about one hour after the plumbers arrived to do the leak inspection. I am appalled by the unethical, unprofessional, and deceptive conduct of the lead tech for 535 Plumbing. Also, trespassing is illegal.
Victoria, Nina, Karen are the front line workers of the company. They took my plumbing problem after reviewing the few pictures I emailed them and gave me quick estimates. They even referred me to an experienced plumber, Frank, who explained some of the plumbing lingo so that even a layman like myself could understand. Extra kudos to Nina who, surprisingly, didn't get frustrated with all the questions I asked; and also very punctual in keeping me informed. If you're looking for serious workers who are also sociable, Jay and Alejandro are your "go to" people to do the actual repairs. They arrived at the expected time that water was going to be shut off in my condo unit. Their behaviors demonstrated a little touch of refinement in their character as they removed their footwear, without being told, before entering my unit; and cleaned up when they left. I've experienced other companies not doing these simple acts of courtesy. Jay and Alejandro were goal oriented when it came time to work and their work appears excellent...no water leaks from 10 hours ago when they completed the job of straight work. They even explained their answers to my questions when I interrupted them. Overall, their work took about an hour to complete. I was surprised how fast they worked. They came, they fixed and they left. I've used 535 Plumbing 2 times in the last 6 years. I believe they deserve the highest rating available for their work and personal mannerisms, dispositions, practices and skills. As I have experienced in the past, the company is staffed with people who are a credit to their professions. I have absolutely no qualms about recommending them to anyone who needs plumbing work done on their home. Oh, by the way, their fees were also excellent compared to other estimates I obtained.
If you've followed my reviews, you'll know that I had a not so pleasant experience with another plumbing company, which made me very hesitant to have to call one again. On a Friday, after banking hours because plumbing problems never happen during normal weekday office hours, I returned home to a family member reporting that their toilet was clogged. After MANY minutes of manual plunging, I was unable to clear it. Reluctantly, I opened up the clean-out pipe to relieve the pressure and hope that the obstruction would be within reach to extract. Unfortunately, the obstruction ended up being halfway down the length of the house. Fortunately, only this one toilet was affected, so I waited until Saturday to pick a plumber. I wanted to try a small plumbing company after my previous experience with a larger outfit, but the company I called was closed on the weekend. Knowing that we weren't going to make it until Monday, I remembered 535's ads on TV and gave them a call. My call was immediately answered and after describing the problem I was informed of the charge and within a few minutes was told that a plumber was being dispatched to our home. Matt arrived within the hour and wasted no time in setting up his equipment. No sales pitches for additional services, which was refreshing. He got down to business and had the obstruction cleared within a few minutes. The invoice submitted matched what was quoted so no surprises there either. It's been several days now since the clog was cleared and everything is still flowing well. We'll definitely call 535 first for future plumbing needs.
535 Plumbing is highly recommended for same day plumbing emergencies. Aren't most plumbing issues "emergencies" needing same day attention? Back in November of 2018, a toilet valve burst on the second floor of my parents' house and caused the second floor to collapse. My mom was hospitalized at the time, so no one was in the house when the incident happened. I contacted 535 Plumbing and they immediately came out to assess the problem and replace the valve. Of course I had to spend months to repair all the damage and restore the house. Flash forward exactly 4 years later in November of 2022. My dad's caretaker reported to me that there was a leak in one of the downstairs toilets and that it wouldn't flush. I turned to Yelp projects to seek a plumber but I also recalled what 535 Plumbing did 4 years ago and decided to call their office. The receptionist Rina answered and she immediately dispatched two technicians to assess and repair the problem and provided me an ETA which was within 2 hours. It was refreshing to have someone answer the phone when I called the office! She asked for some information and photos which were forwarded to the technician to provide a rough estimate. The technicians showed up on time and kept to their word about the estimate and the problem was resolved in about a half hour. The technician called me after the job to explain the problem and what they did to resolve it. I'm very grateful for the reliability, workmanship and communication by 535 Plumbing and I would definitely recommend them to others.
Came home from a trip and my toilet was clogged which had roots in it last year, which 535 cleared, and thought was from feces as the wax ring was loose from when we bought the house. Jay came to run a camera and I discussed the results with Frank who reviewed the footage and recommended pipe lining as was unclear if from the flange or ABS joint. I really appreciated how he patiently explained the situation over 3 calls so I fully understood the possible job, which was potentially expensive. In the end, the lining crew chief Ali, re-ran a camera and found the roots were at the flange under the toilet and not in the piping. Saved me thousands of dollars! Ali and Alejandro did a great job replacing the flange and explaining all they did. Alejandro also did not just wait around but asked for other jobs needed and they ended up rebuilding the old toilet tank as well as replacing my old water pressure regulator, even going back to 535 in town twice to get parts. Alejandro had to adjust piping on the regulator a couple times as pipes were at a strange angle, as well as coordinated with Board of Water to shut off and turn on our water. Ali had to leave for another job, but Alejandro stayed until all work was done, almost 12 hours, and educated my wife and I a lot about our home plumbing. Really appreciated the above and beyond work of this crew. Mahalo!
I highly recommend 535 Plumbing for all your plumbing work. From start to finish everything went well. Karen responded promptly to my e-mails. Butchie Batangan who did all the work deserves 5 stars for the excellent work he did on my laundry room. If I could give him more than 5 stars I would. That is how good he is! The drywall in the back the laundry tub was severely damaged and had to be replaced. The faucet was corroded and also needed to be replaced. He removed the damaged drywall, provided and installed a new drywall;waterproofed it, applying patch, mud and tape. He also provided and installed tile over the wall patch. His tile work was great and looks very nice. He installed a new laundry faucet and provided and installed 2 angle stops. Observing Butchie doing his work I was impressed with how well he did his job. He knew exactly what he was doing and was thorough, fast and professional. After he connected the pipes he tested for leaks and made sure everything was okay. He was always very prompt; notified me about his arrival time; kept the place neat and tidy and was always friendly and cheerful. 535 Plumbing is fortunate to have such a good employee as Butchie. I am more than satisfied with the work he did and will not hesitate to call 535 Plumbing in the future should I need to have any plumbing work done. Thank you Butchie!
We Do not recommend this company. I had hired the company as a precautionary measure prior to installing a new washing machine to replace the existing valves as is always recommended by manufacturer prior to installing a new washing machine. 2 men came to do the job (that only required 1 worker as I had mentioned when making the appointment as there was nothing to move and there was simple easy access to the hot and cold water washing machine valves. I was charged double the minimum. A day after replacing the valves we discovered that the new valves were leaking (and the new washing machine had not yet been delivered). We sent to the owner videos of the leaking valves and of the water leaking through the ceiling of a room below. We requested that the trouble be stopped asap and the same 2 men returned who acknowledged that the new valves were leaking as a result of their work. We asked them several times to look at the still leaking ceiling in the room below and they bith refused saying it was not necessary and they would just stop the leaks. Within two days after re-doing the valve work the leaks stopped. The owner refused to repair any water damages that the workers caused for their admitted negligence. The two workers had also lied to the owner saying that we had refused to let them see the damages.
What was thought to be a simple clog turned out to nearly be a plumbing nightmare. After seeing one of their vans in the neighborhood I reached out to 535 Plumbing for some professional help. I was scheduled right away and a confirmation text with the drivers picture was sent to my phone. I could even track him as he arrived to my house! Gabe arrived on time as promised and immediately began to work on the stubborn clog. After trying to snake the line multiple times, nothing was working. He provided me a cost effective option and a more invasive but thorough way of getting the drain unclogged. Hoping the lesser of the two options worked, he was finally able to get the line cleared. Gabe worked non stop through the early afternoon until the job was complete. He consistently kept the work area clean and when everything was done he made sure he left it better than it was. I'm very appreciative of 535 Plumbing in getting this job done as quickly as possible. The courtesy and professionalism of their employee Gabe was equally important because a clogged drain can sometimes turn out for the worse. Luckily this wasn't the case and I returned to normal in a short period of time. Mahalo 535 Plumbing!
Electric water heater not heating water. Called for service today, availability today, came today! We're first told that they would come between a 1:30pm to 3:30pm window of time . . we agreed (it was about 10:00am at the time). About 15 min. later, the tech calls directly and says that they finished a job early and could they come now. SURE! Came, did their diagnostic which took all of 5 min., then determined that it was a thermostat issue. They excused themselves and said they needed to go buy a part and would come back. GREAT (as we knew the parts store was down the street)! They came back and replaced both the top thermostat and the bottom thermostat in the water heater (their rule is that if one goes out they replace both). Settled the bill on site and we were good to go. They said that in 30 - 45 min., we should have hot water and we did! Great service. I'm glad they were available today as not all the time that happens. These guys knew what they were doing and solved the problem. Took the whole job a little over an hour. Nicko and Casey were the plumbing technicians. Compliments to them and intake coordinator Karen who set the whole thing up!! 535 Plumbing is great!
